I'm changing my rating on Mapletree Industrial Trust from Hold to Buy, taking into account efforts to enhance overall asset quality. The sale of selected Singapore assets improves portfolio-level occupancy, strengthens the balance sheet, and creates leverage headroom for future M&A.
